I will also include recent real estate market financial statistics for each area to help you judge which areas are a fit for your needs. This data will give you an accurate financial picture of what is happening in the real estate market on Hilton Head Island and the nearby mainland. There will be general information about nearby mainland towns and developments. There are now over 60 developments and neighborhoods on the nearby mainland, with more new home developments on the way. Greater Bluffton’s growth rate was 43% over the last decade. Officials of other nearby mainland areas have projected population growth over the next 20 years: Hardeeville (town) from 8,063 to 126,813, Ridgeland (town) from 3,191 to 14,591, and unincorporated Jasper County from 17,556 to 36,556. Hilton Head Island has a year-round population of nearly 35,000. The population can swell during the peak of the summer vacation high season to over 150,000. Hilton Head Island’s population is growing 1,000 annually. There are 2.5 million annual visitors to Hilton Head Island. Hilton Head Island is an enviable golf and tennis destination and a significant cultural and art location. Over 15 golf courses invite you to tee off on Hilton Head Island. There are outstanding ocean beaches, pristine wilderness in the woodlands, marshes and the ACE basin. The ACE basin is a confluence of the Ashepoo, Combahee and Edisto Rivers that meet in a great estuary on the Atlantic Ocean between the Hilton Head Area and Charleston, South Carolina. It has been called the cradle of life for the Atlantic Ocean. The Intracoastal Waterway hugs the entire shoreline. It is a system of artificial and natural channels and canals along the Atlantic and Gulf coasts of the eastern and southeast United States. It includes the Atlantic Intracoastal Waterway and the Gulf Intracoastal Waterway and affords sheltered passage for commercial and pleasure craft.

There is much to do:  Ocean beach activities, Entertainment, Music, Art, Community Theater, and organizations devoted to many leisure activities you may be interested in pursuing. There are a myriad of community charities where you might have an interest in contributing volunteer services. Then too, you can visit nearby historic cities of Beaufort, South Carolina and Savannah, Georgia, both are short 45-minute drives.  Hilton Head oceanfront beaches are among the best in the world. Hilton Head Island is served by two airports, Hilton Head Regional on the island and Savannah-Hilton Head International, near Savannah, Georgia.  Excellent dedicated paths for biking, walking and jogging are throughout Hilton Head Island and its neighborhoods.

The gated communities have annual fees to pay for amenities and maintenance of common areas. Villa complexes also have monthly fees called regime fees, which cover maintenance and other expenses of the property owners association and usually include insurance of the buildings. Some complexes have an insurance supplement to the regime fees. Villa owners buy their own insurance for liability and personal property coverage. In the MLS listings, “Regime Fees” are included in the villa listing sheets. You need to check to see which villa complexes are pet friendly or have restrictions or strict no pet covenants. Of course, there are property taxes for all real estate.

There are significant choices for exclusive retirement communities. Sun City Hilton Head, founded by Del Webb and now developed by Pulte Homes, is an age restricted 55 and over community, located on the nearby mainland. Communities that offer adult care, assisted living and nursing home availability include Tide Pointe a Classic Residence by Hyatt located near the south end of the Cross Island Parkway. Seabrook of Hilton Head Inc., located near Sea Pines, and Cypress of Hilton Head, located within Hilton Head Plantation. There are many choices for assisted living facilities in this area.

On Hilton Head Island and nearby mainland, in 2006, there were 2,018 residential homes sold for a total sold price of $1,194,080,805, a total list price of $1,225,592,417, an average sold price of $591,715, with a percentage of list price realized of 95%, and an average 97 days on market. There were 862 villas (HHI area term for condominiums and townhouses) sold for a total sold price of $346,508,963, a total list price of $365,038,281, an average sold price of $401,983, a percentage of list price realized of 95%, and an average 107 days on market. There were 655 lots sold for a total sold price of $196,539,443, a total list price of $210,835,713, an average sold price of $300,060, with a percentage of list price realized of 93%, and an average 169 days on market.
