North Island Gated Communities
Port Royal Plantation
This is the crown jewel of private residential ocean access living on Hilton Head. It is a residential single-family home community with no villas. There are almost 1,000 home sites in Port Royal. Its residents prize not having seasonal tourists within the community. It has what locals call “a private beach,” with access to the ocean beach from within the plantation. PRP has a Beach House for use of residents and their guests for activities, parties, dinners and weddings. Because the secluded beach at PRP is around the heel of the shoe at the northern end of the Island, (Hilton Head Island has the shape of a shoe) there is no view of the other developments, which are on the Atlantic Ocean. From the beach at PRP, you can bike 12 miles of the entire Atlantic Ocean beach to the southern tip in Sea Pines Plantation. The PRP covenants allow only long-term rentals, 90 days or longer. There are three golf courses, tennis courts, and access to a Tennis Club.
Captain William Hilton first landed on the bluffs here in 1663. Port Royal Plantation is rich with Civil War history. Fort Walker and nearby Fort Beauregard were defeated by the Union Army in the battle for Port Royal on November 7, 1961. General Sherman commanded 13,000 Union troops in the largest amphibious assault until D-Day more than 80 years later. Fort Walker is one of the main roads in PRP. The earthwork ruins of Fort Walker are within the gates of PRP. Union earthwork fortifications still wind through the community, with bike paths constructed along their sides. Other remains of earthwork fortifications are in the remains of Fort Howell (in the northern section of HHI) and Fort Mitchel (In Hilton Head Plantation). This famous battle underscored the warring factions of fractured families. The Captain of the Federal Gunboat Pocahontas was Percival Drayton, brother of the Confederate General Thomas Fenwick Drayton and his aide, William Seabrook Drayton, a cousin. There is a rumor that the mother of the brothers watched the battle from the banks. Forts Walker, Howell and Mitchel held the Island in Federal hands for the duration.
Fort Walker grew into a town with a bakery, hotel, church, blacksmith’s shop and theater. Camp follow-ers and other enterprises ran along what is now a PRP neighborhood called “Robbers Row.” Lore suggests enterprises that did not make mention in the history books. In Federal hands, Hilton Head Island and surrounding area became a refuge for slaves, who were safe under Federal protection until the Emancipation Proclamation. This community had the first compulsory education schools in the country.
Annual owners’ fees for 2007 are $938. In Port Royal Plantation (MLS Area 8) in 2006, there were 28 homes sold for a total sold price of $33,526,000, a total list price of $36,209,400, an average sold price of $1,209,462, with a percentage of list price realized of 93%, and an average days on market of 129 days. There were five lots sold for a total sold price of $5,227,500, total list price of $5,527,000 a percentage of list price realized 95%, an average sold price of $1,045,000, and an average days on market of 31 days. There were four interior lots with lagoon, golf or wooded views sold in a range of $492,500 to $810,000, an average sold price of $644,250. There was one oceanfront lot sold in July 2006, listed for $2,950,000 and sold for $2,800,000 in 38 days on market. There were four oceanfront homes sold from May to December 2006 in a range of $2,799,000 to $4,950,000, an average sold price of $3,779,750. There were 21 near ocean and interior homes sold for a range of $565,000 to $1,895,000, an average sold price of $824,047. Indigo Run
Indigo Run is a secure, private, gated residential community. Security is on the entrance 24/7. There are no villas and policy does not allow short-term rentals. The main entrance is off mile marker 3, across William Parkway from Hilton Parkway from the Hilton Head Plantation Entrance. Nearby Main Street, a collection of shops, restaurants, services, the hospital, Hilton Head Medical Center, medical and professional office buildings, and supermarkets Publix and Harris Teeter provide essential services. It is the youngest residential gated community on Hilton Head; the homes newer, and built to current architectural designs. The popular original community soon reached build-out, and a newer development with another golf course made it a desirable custom home community. There are 1002 home sites, and 785 homes are built now, in 2007. Now there are available 25% of fine lots available for development. A beautifully wooded and landscaped area, all home sites have golf, lagoon, Broad Creek or woodland views. The main community also operates two other areas on Broad Creek, River Club and Broad Pointe. Residents there enjoy all of Indigo Run’s excellent amenities. River Club is a 58-acre gated community along the Broad Creek. It has 50 home sites and offers its own residents’ swim and tennis center, in addition to the Indigo Run amenities. Broad Pointe has 68 custom home sites, also along Broad Creek. Residents’ have their own marsh front pool, day dock and park in addition to access to all Indigo Run amenities. Another Indigo Run development is Berwick Green, the final offering of Indigo Run. Berwick Green is a “Garden Homes” development along the 18th hole Golden Bear course. These homes are new, and priced in the low $600,000’s to mid $700,000’s.
There are two golf courses. Golden Bear Golf Club is a Jack Nicklaus designed 18-hole championship course at the golden Bear Golf Club. Recently built, The Golf Club is in the area of the newer development of Indigo Run. It is a Jack Nicklaus and Jack Nicklaus designed private membership course. Golf membership dues and fees are optional and not included in the annual owners’ fees. Members enjoy an Olympic pool complex with lighted tennis courts, and available professional instruction in golf and tennis.
Indigo Run owners’ annual fees in 2007 are: Indigo Run Golden Bear (original development) $1,088. Indigo Run Golf Club $1,746, Indigo Run River Club $3,347, Indigo Run Broad Pointe $3,186. The regime fee for Berwick Green is $2,400 (in addition to the property owners’ association (POA) annual fee. There is an enhancement and transfer fee of $594 upon sale. Hilton Head Plantation
Hilton Head Plantation is a private, gated residential community located on the north end of Hilton Head Island. It has two entrances, one near the bridge to the Island and the main entrance off William Hilton Parkway near mile marker 3. It has security at the entrances 24/7. It borders Skull Creek, (the bridge to the Island crosses Skull Creek) and Port Royal Sound for deep-water views and access to the Intracoastal Waterway. It does not border the Atlantic Ocean, and the Atlantic beach does not reach Hilton Head Plantation. It has a beach and walking paths on the Port Royal Sound front. Bike paths wind through the community. A large community, it has 4,300 homes and lots, and 650 villa units. Set on 4,000 acres, it is the second largest planned community on the Island. Sea Pines Plantation is the largest.
The Property Owners’ Association is vigilant in protecting and preserving the natural forested beauty and many lagoons teeming with wild life and birds native to the area. It has four 18-hole golf courses. Golf memberships and dues are optional, and not included in the annual fee. Its nature amenities include Whooping Crane Pond, Spring Lake, Cypress Nature Conservancies and the Seabrook Farm garden plots. There are residential villas along the Skull Creek side of Hilton Head Plantation, with water views of Skull Creek, Pinckney National Refuge (the bridge crosses it and accesses it in the center of the bridge). There is also a view of Skull Creek Marina, which has 180 boat slips. Old Fort Pub is a popular restaurant (you can get a restaurant pass at either security gate), which is located next to the Historic site of Fort Mitchel, a Union gun battery during the Civil War. Fort Mitchell is accessible for touring. Two of the golf courses are private membership clubs, and at the public may play on two, The Country Club of Hilton Head and Oyster Reef. Hilton Head Plantation is known for having a range of real estate opportunities, prestigious stately custom homes with deep-water access on Ribaut Island, newer larger custom homes, older small homes built in the 70’s and 80’s, many on patio lots. It is one of the most affordable ways to live on Hilton Head Island in a much desired community.
Annual owners’ fees for 2007 are $921. A community enhancement fee on a sale after July 1 (pending) is ¼ of 1 percent of the selling price. In 2006, (MLS area 9), there were 195 homes sold for a total sold price of $114,759,401, a total list price of $119,470,779, an average sold price of $588,510, with a percentage of list price realized of 96%, and an average 74 days on market. There were 15 villas sold for a total sold price of $8,414,000, a total list price of $8,994,850, an average sold price of $560,993, with a percentage of list price realized of 94%, and an average 127 days on market. There were seven lots sold for a total sold price of $2,747,000, a total list price of $2,891,000, a percentage of list price realized 95%, an average sold price of $392,429, and an average 175 days on market. Windmill Harbour
Windmill Harbour is a 172-acre secure, gated, private residential community, located on the north end of Hilton Head Island near the bridge to the mainland. It has approximately 435 residences, and 80% have water views. With shoreline of 2.8 miles, approximately 80% of homes have water views. It is famous for its yachting and boating. It is the home of the well-known South Carolina Yacht Club. Windmill Harbour Marina has a 15.5-acre yacht basin with 260 boat slips owned and rented. It has an ocean gate system connecting to the Intracoastal Waterway and Calibogue Sound. There are many water and marsh view home sites. Most of the homes are built in the traditional townhouse style of Charleston, South Carolina, a unique architectural community on Hilton Head Island. It has a sports center, which offers seven Har-Tru tennis courts, Jacuzzi, dressing rooms, a pro shop and 25-meter swimming pool.
