Sea Pines Plantation PhotoSea Pines Plantation was the first planned residential community in 1956 on Hilton Head Island. It is known around the world as a premier 5,200 acre ocean front resort and residential community. It has 5,290 household members of the owners association. It is a secure, gated community with security personnel at the entrance gates 24/7. It celebrated its 50th anniversary in 2006. It has four distinct neighborhoods: Oceanside on the 5 miles of beaches on the southeast coast of Hilton Head Island, Harbour Town, around the Yacht basin and Harbourtown Marina, South Beach, a New England style marina and shopping pier, and Plantation, the wooded heartland of Sea Pines Plantation. It has a 605 acre forest reserve. It is bordered by the Atlantic Ocean and Calibogue Sound, and is one third of the area on Hilton Head Island. It is home to the Harbour Town Golf Links, host of the Verizon Heritage golf tournament every April, and is recognized as one of the best courses in the world. Two other world class courses are Ocean and Sea Marsh. Golf memberships and fees are optional, not required of all residents. It has equestrian stables and garden plots. The Sea Pines Racquet Club, with the Stan Smith Academy and Smith-Sterns Tennis Academy offer award winning tennis courts and instruction. Harbour Town Marina is located in a vibrant Sea Pines villa and single-family home neighborhood on Calibouge Sound and is home to premier yachting and boating. Sea Pines oceanfront homes, among the most sought after ocean properties in the world, are located on a stretch of Hilton Head beaches known as the “Gold Coast.” Sea Pines owners of homes, villas and condominiums may rent out their properties for short-term rentals.

Annual owners’ fees for improved property in 2007 are $857. In Sea Pines Plantation (MLS Area 1) in 2006, there were 161 homes sold for a total sold price of $207,562,250, a total list price of $219,628,999, an average sold price of $1,289,207, with a percentage of list price realized of 95%, and an average 110 days on market. There were 85 villas sold for a total sold price of $52,912,000, a total list price of $55,288,600, an average sold price of $622,494, with a percentage of list price realized of 96%, and an average 82 days on market. There were 12 lots sold for a total sold price of $9,532,600, a total list price of $10,127,000, an average sold price of $794,383, a percentage of list price realized 94%, and an average 76 days on market. In an oceanfront community the average lot price does not reflect the value of oceanfront lots. In 2006, there were no oceanfront lots sold, but there were four oceanfront homes sold. The largest component of value is in the lot, not the structure. North and South Forest Beach

North and South Forest BeachNorth Forest Beach is a non-gated neighborhood of oceanfront and near ocean homes along the beach from Coligny Circle and Plaza (a center of the beach area with many shops and restaurants on Hilton Head Island) northward to the southern edge of Palmetto Dunes Plantation. The oceanfront homes are prime beachfront, and have near beach homes from the second row (from the ocean beach) up to five rows of large homes, separated by North Forest Beach Road to an additional three to eight rows of homes. Beach access is available all along this area so residents, renters and guests can cross to the ocean, wherever they are staying. South Forest Beach is an oceanfront and near ocean area of a few oceanfront and near ocean homes, resort hotels, timeshare developments and villa complexes, located between Coligny Circle and Plaza southward to the northern edge of Sea Pines Plantation. North and South Forest Beach owners of homes, villas and condominiums may make their properties available for short-term rentals. In North and South Forest Beach, there are no property owner annual fees, since it is located in the town of Hilton Head, not in a separately developed gated community. In Forest Beach (MLS Area 2), the MLS groups both North and South Forest Beach together in their database.

In 2006, there were 16 homes sold for a total sold price of $32,547,000, a total list price of $33,547,900, an average sold price of $2,034,188 with a percentage of list price realized of 97%, and an average 149 days on market. These are, for the most part, oceanfront and near ocean homes in North Forest beach. There were 150 villas sold for a total sold price of $48,860,200, a total list price of $52,078,999, an average sold price of $325,735, with a percentage of list price realized of 94%, and an average 103 days on market. There were five lots sold for a total sold price of $6,987,500, a total list price of $8,022,000, a percentage of list price realized 87%, an average sold price of $1,397,500, and an average 97 days on market. To highlight oceanfront values, one vacant oceanfront lot sold in North Forest Beach in November 2006 for $3,600,000. There were three North Forest Beach oceanfront homes sold, $4,000,000, $4,250,000 and $5,495,000, an average of $4,581,666. Oceanfront and near ocean appreciation in value has historically been huge on Hilton Head Island. Shipyard Plantation

Shipyard PhotoShipyard Plantation is an 800 acre diversified resort, villa and residential community located on the southeast coast of Hilton Head Island. It is a secure, gated community with security personnel at the entrance gates 24/7.It has 400 single-family homes and 1,400 villa (condominium or townhouse) units. It does not have oceanfront homes and villas, as the community of North Forest Beach is on the oceanfront between Shipyard Plantation and the ocean beach. However, it has an ocean access owned by the Shipyard Property Owners Association, with a brand new ocean beach clubhouse for the use of all property owners, renters and guests. It is used for social events, catered dinners, parties, weddings and other uses. It accesses the ocean at a prime section of beach. Shipyard offers affordable owning or renting with prime access to the ocean beaches. A number of one, two and three bedroom villas are on or close to the Shipyard Beach Walk for owners and renters to walk to the beach from their villa. Villas close to the ocean are strong rental properties. The Crowne Plaza Resort, located in Shipyard, is a favorite choice of Shipyard owners and renters for dining, gift shopping and events, and has ocean access right next to the Shipyard ocean access. Also on Shipyard are the Hilton Head Health Institute, and championship golf and tennis instruction and three nine-hole golf courses. Golf memberships and fees are optional, not required of all residents. Paths for bikers and joggers meander through the community near scenic lagoons (famous for its sunning alligators) and wooded areas. The prestigious Van Der Meer Tennis Academy and University is located in Shipyard Plantation and offers extensive teaching and coaching of adults and children. It is a prime destination for serious tennis players. Shipyard owners of homes and villas may rent out their properties for short-term rentals. There is strong demand for second home resort rental properties, which can be used by the owner, and managed for rental income.

Palmetto Dunes Plantation and Shelter Cove

Palmetto DunesPalmetto Dunes is a 2000 acre oceanfront community mid-island, next to North Forest Beach on the south and Port Royal Plantation, Folly Beach and the Westin Resort on the north. Shelter Cove is combined in the MLS with Palmetto Dunes Plantation and is located across William Hilton Parkway. Shelter Cove has Shelter Cove Marina, with views of Broad Creek for many of its properties. Golf memberships and fees are optional, not required of all residents. Travel and Leisure Family magazine has called Palmetto Dunes Resort the #1 family resort in the United States. It has three championship golf courses and 23 tennis courts.  It has three miles of beach and an 11-mile lagoon system, which winds through the community. You may Kayak and canoe on the lagoon system. Shelter Cove residents and guests may enter Palmetto Dunes and have access to the ocean. There are three signature golf courses and the Palmetto Dunes Tennis Center. The Disney Resort is located adjacent to Shelter Cove. Palmetto Dunes is a secure, gated community with security personnel at the entrance gates 24/7. The Mariner side, located on the northern part of Palmetto Dunes, is a community of upper tier oceanfront and near ocean homes. The Inverness side, located on the southern part of Palmetto Dunes has the Marriott Resort and the Hilton Head Oceanfront Resort Hotel. In this area, there are numerous villa and townhouse complexes. In the middle of that area of Palmetto Dunes is a neighborhood called Leamington, a separate secure, gated single-family home neighborhood. It has its own beach house and beach access for Leamington owners and their guests. Short-term rentals are not permitted in Leamington.

Shelter Cove has numerous villas and condominiums, many with a view of Broad Creek or the Shelter Cove Marina. There are popular restaurants and shopping, and nearby is the Shelter Cove Mall, with extensive shopping and services. Owners of homes, villas and condominiums are allowed to rent short-term in both Palmetto Dunes and Shelter Cove. A free service, “Dune Buggies” are on call to transport residents and guests to amenity locations, including the beach at Palmetto Dunes.
